Welcome to the Online Community Consultation for our client Maine Surface Finishing, which is a supply chain partner in the Construction, Commercial Transport and Materials Handling Sectors.

This Consultation relates to a proposal to develop a new factory complex, which will include fabrication, assembly and research and development(R&D) with associated offices, car parking and landscaping within the zoned industrial lands at Wattstown Business Park, Coleraine.

We are consulting with the local community to obtain initial views on the proposed development and hope this will help inform the design process prior to the submission of the planning application early next year.

The proposal relates to the lands at Unit 5, Wattstown Business Park, Coleraine, BT52 1BS.

The Site is accessed through the Wattstown Road Business Park via Newbridge Road.

Site Description
The site is zoned as ‘Land for Economic Development’ in the Northern Area Plan 2016 and benefits from a preferred industrial and employment land use. The wider Wattstown Business Park boasts considerable planning history for industrial and business use.

The site comprises a vacant plot within the business park. It is currently hardcore partially served by the internal access road.  The lands to the south of the site, which boarded the A26 Newbridge Road comprises a dense belt of trees which are to be retained. This effectively screens views of the site from the A26 Newbridge Road.

What’s Proposed

Maine Surface Finishing Limited is a specialist provider of steel fabrications, protective coatings and final assemblies to the Construction, Commercial Transport and Materials Handling Sectors. Since its establishment in 2006, the Company has grown continuously, experiencing 300% growth in the last 5 years and currently employs 155 people operating from 7 different facilities located throughout Northern Ireland.

In response to increasing demand from its existing customers and in order to position the company on a platform to target further export opportunities as a means of securing its long term future, Maine proposes to build a new state of the art manufacturing facility at Wattstown Business Park in Coleraine.

The £9.5 million investment involves the construction of a new 148,000 sq. ft facility enhancing the companies current offering in both fabrication and assembly and will see employee numbers increase to 275, all of which will be based in the Causeway Coast and Glens borough. The proposal will include several elements:
• A new factory complex to provide spaces for: metal fabrication; product assembly/finishing; research and development.
• A new ancillary office block with associated staff welfare and amenity facilities.
• Car park and vehicular circulation space.
• Hard and soft landscaping.
• Associated ground work.

The office block is designed to address the front of the site and includes modern design to create a landmark building, while the factory buildings are positioned to the rear.   The main access and openings away from the A26 frontage and the landscape belt along the A26Newbridge Road will be retained and augmented  to minimise the impacts of the proposed scheme.

This will offer a high quality contemporary design with external landscaping.
